Category 1A Land Title Surveys

A Category 1A survey is requested by a title company to insure title.
Category 1A surveys are more detailed than a standard Land Title Survey and are further categorized into conditions 2, 3, or 4. The appropriate condition for the survey is determined based on the purpose of the survey, the location of the property, and the existing use of the property, unless the planned use of the property is reported to the surveyor in writing.
Condition 2 – Urban
Appropriate for any land survey made in a business district.
Condition 3 – Suburban
Appropriate for any land survey made within a municipality (but not within an urban as defined above); within the extra-territorial jurisdiction (ETJ) of a municipality; or outside of the ETJ, but in an area that is or is intended to be used for residential, commercial, or industrial purposes.
Condition 4 – Rural
Appropriate for any land survey of any tract containing more than 10 acres of land made outside the limits of a municipality.
